Value Engineering Solution
  • The formwork for the 10,000m² car park constituted a large cost and time item for the project.

Charter Hall engaged Pritchard Francis to provide civil and structural engineering consultancy services for the Wanneroo Central Shopping Centre redevelopment and expansion. This shopping centre comprises of over 17,000m² of retail area including Coles, K-Mart and IGA major tenancies. With limited site area, the majority of the shopping centre is built over a 10,000m² basement car park. This required high levels of coordination under the heavily serviced Coles Tenancy.

The scope of works involved civil and structural design, documentation and site administration during construction. This project had an extensive new to existing element along the eastern interface. Pritchard Francis were able develop structural solutions that allowed a significant portion of existing columns to be demolished, thereby opening up the mall for the client. Pritchard Francis were also able to utilise a substantial portion of the existing structure thus reducing materials and costs.

Significant variation in levels resulted in extensive retaining to the site. Retaining heights up to 4m required innovative blockwork wall design to withstand the significant soil pressures. The new mall required the structural design of a complex skylight box that projects above the roof.

To allow the existing shopping centre to remain fully operational during the works, construction was staged. This staging allowed existing tenants to decant into the partially complete new centre, followed by demolition of the old complex, and completion of the works. Stage 1 required a new left turn entry exit from Wanneroo Road and amendments to existing local roads. Pritchard Francis also undertook schematic design for the intersection modifications to Wanneroo Road and Conlan Avenue obtaining Main Roads approval, other works included modifications to existing traffic lights, services, pedestrian facilities and stormwater drainage to Main Roads requirements.
