This eight storey office development is located in Osborne Park, and forms Stage 1 of a three office building development consisting of 4, 8 and 12 storeys, each with a café at ground floor to encourage interaction between public and private realms.

The development includes multi-storey car parking to meet tenancy requirements while enhancing the streetscape aesthetics of the overall development.

The vertical support system consisted of concrete columns and precast walls, while the suspended floors are in BubbleDeck® with a transfer insitu slab located on the first floor. Architectural features include inverted “V” columns and a lightweight steelwork façade.

To ensure efficient design, Pritchard Francis also investigated the use of post-tensioned suspended floors, AFS walls and other similar products. The core design for this project is of particular note as the core walls did not align to each floor, which required specific detailing.
