Pritchard Francis was engaged by LandCorp to carry out feasibility studies and concept design for a mixed use commercial and residential development in Cockburn Central West. This development includes provision of state of the art sporting facilities, including training grounds and an aquatic centre for a high profile football team.
The site is presented with numerous constraints, as it is located amongst developments on all sides, thus requiring ‘outside the box’ engineering solutions. An example of this is the stormwater drainage solution, where the site was inundated with stormwater from the adjoining land development of a size greater than this development.
To maximise land use and to provide a drainage solution, it was proposed to relocate the existing wetland on site and integrate it with the drainage swales. This solution required a series of basins to be created, some lined and some unlined, which feed into one another to promote water quality and create a natural habitat environment for the replicated wetland.
Careful consideration ensured sufficient area was allocated for drainage at local structure planning stage, to ensure a workable solution was in place given the constraints.
