Value Engineering Solution
  • Pritchard Francis negotiated with a recognised earthmoving contractor to clear the 9.7ha development site and achieved all earthworks levels at no cost to the developer due to an excess of clean fill material. By utilising the site's assets, our team was able to save the client in excess of $1M.
  • Liaison with a recognised timber miller allowed much of the vegetation to be re-used as bollards, timber planks and floor boards, minimising the waste and disposal costs from the development.

Lot 18 Sixty Eight Road, Baldivis is a residential development located north of Sixty Eight Road and bound by recent and proposed subdivisional works. 

Work which formed this contract included bulk earthworks, sewerage reticulation, water reticulation, retaining walls, underground power, NBN Co reticulation, drainage and roadworks.

Design of the overall bulk earthworks was particularly challenging with some adjacent developers reducing natural levels by up to 3m, along the boundaries of Lot 18.

Sewerage invert levels resulted in some proposed lots requiring retaining walls of 5m in height or greater in order for gravity sewer to function. As a result, Pritchard Francis staff were involved with the review and redesign of the previously approved structure plan in order to minimise retaining wall heights, developments cost and preserve additional natural vegetation where possible.
