  • The majority of the materials on site, such as the concrete, pavements, bricks and steel were recycled, requiring planning of the demolition work to ensure materials were not contaminated by other materials and to enable them to be recycled as planned.
  • With this being an old industrial lot that originally comprised asbestos buildings on site, the demolition contractor had to first make sure the asbestos was removed correctly along with any other contaminants (paints, etc.). This was to ensure the whole site did not receive additional contamination during the demolition phase.

The Dulux site in O’Connor is a 3.2ha site and was the former Dulux paint site used for storing, mixing and distributing paints to stores. Sheds and buildings on site were mainly built of asbestos and outlying areas had traces of contaminates such as lead and other chemicals both under the slabs and in surrounding areas.

Remediation and demolition works were carried out prior to the site being developed and leveled to create 16 green title commercial lots.

Significant supervision and contract administration was carried out during the demolition phase of work to ensure the site clean-up and treatment of materials was carried out in accordance with the OH&S and authorities regulations. This was a crucial element in order to achieve sign-off and without good records and constant supervision it would have been difficult to obtain sign-off.

Works were completed on time, no additional areas of the site were contaminated and sign off on remediation work was obtained from the auditors.
