Australis at Rossmoyne Waters
Property
- Early engagement allowed the building to be predominantly lifted out of the water table by reworking car parking and bin disposal methods to reduce the floor to floor height required.
- Post tensioned slabs are used to span 14m over the function room, allowing for a column free space.
- A 7m deep sewer extension within Bull Creek Road to service the site.
- High water table due to proximity to Bull Creek.
The Australis at Rossmoyne Waters project is a multi-storey tower incorporating senior living apartments, associated amenities, administration facilities, commercial space and associated car parking.
The tower will consist of up to eight storeys and is the first stage of a master plan incorporating five redevelopment stages which will see obsolete facilities make way for state of the art accommodation and associated amenities. The brief is to ‘deliver an aesthetically pleasing and multi-functional facility of significant presence maximising land usage and providing enduring attraction to independent seniors’.
NS Projects appointed Pritchard Francis to provide structural and civil engineering consultancy services for Stage 1 of the project.
By working closely with the architect and the client, the Pritchard Francis team was able to raise the floor and minimize water table related construction costs. Early geotechnical investigations driven by Pritchard Francis enabled an efficient foundation system to be designed.
