The five-storey development features open plan offices, an apartment on the top floor, a main lobby with two lifts and a basement car park.
Located on a challenging site, the basement was constructed almost entirely below the water table. A secant pile wall was constructed around the site perimeter, with dewatering being pumped into a temporary drainage basin in the adjacent site, with overflow to be pumped into the council drainage system. The basement walls and raft accommodated up to 3m of buoyancy pressure with no membrane required for either raft or wall systems - to achieve this, the team implemented a calcite concrete additive in conjunction with a reinforced concrete system (designed to the Liquid Retaining Structures code).
The superstructure was constructed primarily in precast, with precast walls and BubbleDeck® flooring systems resulting in fast and efficient construction on site.
