The RAAFA Redevelopment in Bull Creek represents a significant commitment by the client to extensively redevelop an existing 11 hectare aged care facility over an extended period.

Stage 1 incorporated a 108 new bed accommodation facility in two stages. A ‘no loss of facility’ directive from the client led to the initial construction of a $3M pool and gymnasium building, closely followed by 2 six storey residential buildings. Sensitive geotechnical and environmental issues formed an essential part of earthworks and stormwater management. Close liaison with the nominated builder ensured an economical quality solution was achieved by the development team.

Stage 2 incorporated a new respite care facility. The development features over 100 accommodation units over two storeys with undercroft parking. The project features a commercial kitchen, commercial laundry, hydrotherapy pool and large communal activity rooms.

Set adjacent an existing lake, water proofing the undercroft parking and diverting existing below water table sewer lines were important design challenges.
